Why this range is real.

Most home-value widgets are national models guessing from public records. Ours reads the sales themselves: as a licensed Austin brokerage we hold a live MLS data feed, so your range comes from recent closings near you — weighted by distance, size, and how fresh each sale is — and we show you the comps behind it.

It's still an estimate, and we say so plainly. The full picture — your home's condition, its lot, what buyers are doing this month — is a conversation. That part we do in person, and it's how the range becomes a price.

You're never locked in.

Our listing agreements come with a plain-English exit: cancel anytime before you accept an offer, no fee, no argument. If we're not earning the listing every week, you shouldn't be stuck in it — that's the deal, in writing.

It's also why we don't chase listings with flattering numbers. We'd rather show you the honest range and let the work keep you.

The process

Five steps, each one guarding the same number.

  1. The honest number

Your instant range is where the conversation starts, not where it ends. We refine it into a full comparative market analysis — walking the comps with you — and we don't inflate it to win a listing. Overpricing costs sellers real money: the market's best offers come early, and a stale listing invites lowballs.

  2. Prep that pays for itself

We walk the house and separate what moves the sale price from what just spends your money. Then our vendor network — trades we've worked with for years — handles paint, flooring, landscaping, and repairs at costs we've found run well below typical retail bids. Less spent on prep is more kept at closing.

  3. A launch, not a listing

Professional photography, a property story written like our neighborhood guides, and a coordinated first weekend on market. The first ten days decide most sales, so we treat them like opening night.

  4. Negotiation that protects the net

Offers aren't just prices — they're financing strength, option terms, leasebacks, and repair exposure. We've negotiated Austin contracts since 2015, and we model every offer down to your actual proceeds before you decide anything.

  5. Contract to close, watched daily

Option period, appraisal, lender milestones, title. Deals die in the details, so we manage them daily and renegotiate from strength if an inspection or appraisal tries to reopen the price.

Vendor cost comparisons reflect our experience with our trade network versus retail bids our clients have received; savings vary by project and no specific amount is guaranteed.

Seller questions, straight answers

The FAQ

How is your instant range different from a Zestimate?

It's built from recent sales in the Austin-area MLS feed we license as a brokerage — the same data agents price from — weighted by distance, size, and how recently each comp closed. National portals model from public records and guesswork at scale. Ours is a range with the comps shown, and it's the starting point for a real analysis, not a verdict.

Should I renovate before selling?

Usually less than you think. Full remodels rarely return their cost at sale; paint, light fixtures, flooring repair, and landscaping usually do. We'll walk the house and tell you honestly which dollars come back and which don't.

When is the best time to list in Austin?

Spring is the deepest market, but the best time is when your home is ready and your next move is lined up. A well-prepared home in a quiet month regularly outperforms a rushed one in a busy month. We've written up the seasonal data — see "When to list in Austin" below.

What if my home needs work I can't afford right now?

That's exactly where our vendor network earns its keep — prioritizing the few items that matter and completing them at below typical retail cost. And when selling as-is nets more than fixing, we'll show you that math too.

How do commissions work?

Compensation is negotiable and agreed in writing in your listing agreement before we begin — you'll see exactly what it is and what it covers, with no surprises. We're glad to walk through it in the first conversation.

What if I list with you and change my mind?

You can cancel your listing agreement anytime before you accept an offer — no fee, no argument, no lock-in. We'd rather earn the listing every week than hold you to a signature.

Do you buy houses or make instant offers?

No. iBuyer convenience is real, but it's typically paid for out of your proceeds. Our job is the opposite: maximum net, even when it takes more work from us.
