When should you list in Austin?

The honest answer has two parts: yes, the calendar matters — we've measured it — and no, it doesn't matter as much as your preparation does. Here's the year, season by season.

Late February – April

The launch window

Buyer search activity builds from late February and peaks through spring. In our analysis of recent multi-year Austin-area MLS data (analysis as of July 2026), homes first listed in late March have sold for roughly 2–2.5% more than the annual average — on the order of ten thousand dollars on a median-priced home in those years (results vary by year and neighborhood; verify current). The catch: everyone knows spring is good, so inventory — your competition — rises with you. Preparation quality decides who wins the season.

May – June

Deep and forgiving

The school-calendar market: families want to close before August. Slightly past the pricing peak, but the buyer pool is at its deepest and well-prepared homes move fast. If spring prep slipped, early summer forgives you.

July – August

Thinner, but serious

Triple-digit heat thins the crowds to buyers who genuinely need to move — relocations, lease expirations, life changes. Fewer showings, better ones. Homes that show well cool (working AC is your open-house amenity) can outperform expectations.

September – October

The second season

A real but shorter window as the market re-engages after summer. Buyers here are decisive — nobody house-hunts in October casually. Price accurately from day one; there's less runway for a correction before the holidays.

November – January

Quiet — and occasionally brilliant

The fewest buyers, but also the fewest competing listings, and everyone touring in December means it. Estate timelines, corporate relocations, and January-market head starts all list here on purpose. A sharp listing in a quiet month regularly beats a tired one in a busy month.

Readiness beats seasonality.

The spring premium is real, but it's small next to what preparation and pricing decide. A home that launches with honest pricing, real photography, and its prep done sells well in February or October. A rushed listing gives back the seasonal edge in week two. If your home and your next move are ready, the best month is soon; if they're not, the best month is when they are.
