The feel of Serene Hills

Serene Hills occupies the high ground along Serene Hills Drive between TX-71 and Flint Rock Road — the southwestern shoulder of Lakeway, where the city’s 1970s golf-village fabric gives way to canyon ridges and newer architecture. It’s a master-planned community, but a restrained one: several hundred homesites across gated and non-gated sections, a trail spine, pocket parks, and an elementary school at its center, with no country club, marina, or resort complex attached. In a corridor where communities compete on amenity tonnage, Serene Hills competes on land plan and design standards instead.

That shows in the streetscape. Design guidelines here pushed builders and owners toward hill-contemporary and transitional architecture — white stucco, steel-framed glass, deep overhangs, native landscape — so the community reads a decade newer than most of Lakeway. Lots follow the topography: some perch on sunset ridges with long Hill Country views, others back to canyon greenbelt. It’s the corner of Lakeway we show to buyers who love the area’s terrain and schools but wince at 1990s golf-course traditional.

The homes and the market

The inventory is custom and semi-custom, roughly 2,900 to 5,500-plus square feet, built from the early 2010s through the last few years as the final sections filled in. Per Redfin public market data, mid-2026 (verify current): actively listed homes have recently carried a median around $1.3M, with the practical range running from about $900K for earlier semi-custom homes to $2.5M+ for large view customs. Inventory is structurally thin — a handful of listings at any moment — so serious buyers here work from a watch list, not a weekend of open houses.

Two diligence notes specific to this terrain. First, slopes: many lots required significant retaining and drainage engineering, and pools on grade change cost real money — we review the site work as carefully as the house. Second, vintage spread: a 2012 semi-custom and a 2022 custom can sit on the same street at very different specification levels, so price per square foot comparisons mislead here more than usual. A few scattered custom builds still occur on remaining lots, but this is functionally a resale market; buyers set on new construction in this school zone usually end up comparing Rough Hollow’s final phases or the custom lots at Madrone Canyon.

Schools, taxes, and the practical file

Serene Hills Elementary — one of Lake Travis ISD’s well-regarded campuses — sits inside the community, and children genuinely walk and bike to it along the trail spine. The pattern from there runs to Bee Cave Middle School and Lake Travis High, both strong, large, competitive suburban campuses (verify current assignment by address; LTISD has grown and boundaries move). The district is the economic floor under every price in this guide, and buyers should understand they’re paying for it whether or not they use it.

The tax picture is moderate for the area: Travis County, Lake Travis ISD, the City of Lakeway’s comparatively low municipal rate, and utility districts by section typically combine to roughly 1.8–2.1% effective before exemptions — verify per parcel and year. HOA dues vary by section and are modest compared with the amenity-heavy master plans, which is exactly the tradeoff: you’re not funding a lazy river you don’t use. Insurance deserves early attention; like all of west Travis County’s wildland edge, carriers price the setting, and we tell clients to quote before they offer, not after.

Getting around

Serene Hills’ quiet advantage is its highway: TX-71, not RM 620. Downtown Austin runs 35–50 minutes via 71 east through the Y at Oak Hill — improving as that interchange project finishes — and the airport is a similar band on the same road, which makes this one of the rare Lakeway addresses where the airport run is painless. The Hill Country Galleria in Bee Cave — H-E-B, Whole Foods, the restaurant row — is ten minutes east. What you give up is the north: the Domain and the tech corridor are an honest hour at peak, and daily commuters that direction should think hard.

The 620 corridor’s congestion still exists, but Serene Hills residents can live mostly without it — that’s a genuine daily-life difference from lake-side Lakeway, and it’s why some longtime locals quietly consider this the smartest corner of the city.

Who it fits

Serene Hills fits design-driven buyers who want Lake Travis ISD and Hill Country terrain without a club bill or a resort HOA — professionals, relocating executives, and families who value the walk-to-elementary pattern above a marina they’d use twice a summer. It rewards patience: thin inventory means the right house may take a season to appear, and we often track specific streets for clients.

It’s the wrong fit for lake-first households — Rough Hollow exists for them — and for golf-and-club social lives, which belong in The Hills of Lakeway. But for the buyer who wants the newest architecture in the school district’s footprint, on land that still looks like the Hill Country, this is the shortlist’s quiet first name.
