The community
Madrone Canyon is a 140-acre gated enclave of 110 custom homesites folded into a canyon off Highway 71 in Bee Cave, a few minutes from the Hill Country Galleria. The first homes finished around 2023 and the community is still in active build-out, with a limited number of premium homesites released at a time. The land plan is the pitch: lots sited to hold views, an eco-trail system through the canyon floor, pocket parks, and a lookout pavilion — quiet infrastructure rather than a resort amenity package.
The homes
This is a builder-restricted custom program. Every home is architect-designed and built by one of three approved builders — Ames Design Build, Sendero Homes, and Eppright Homes — and that roster and program structure should be verified at contract, since developer programs evolve by phase. You are not bringing your own builder here; the trade is curation and consistent quality control for less flexibility.
Finished homes run roughly $3M to $5M+, averaging around 4,800 square feet, on lots of three-quarters of an acre to an acre-plus. Early homesite releases were published from the high $400s, but remaining view lots price well above that — treat all of it as first-half-2026 data and verify current availability, because only a modest number of the 110 sites remain unspoken for at any release.
If you’re weighing this against the area’s established golf-club address, Spanish Oaks sits minutes away with a different proposition: club life and larger estate parcels versus Madrone Canyon’s newer, tighter, design-forward program.
Location, schools, and the drive
The Highway 71 position is genuinely convenient by west-Austin standards: Hill Country Galleria retail and groceries in about five minutes, Lake Travis marinas within fifteen, and downtown Austin around 25–35 minutes depending on the hour. The 71/Southwest Parkway split gives you two routes into the city, which matters on bad-traffic days.
Zoning is Lake Travis ISD — verify assigned campuses for the specific lot, as the district has been adding schools. Budget honestly for the full picture: at this price point, landscape, pool, and site work routinely add mid-six figures beyond the builder contract.
