The community

MorningStar sits on the north side of Highway 29 between Liberty Hill and Georgetown — a Georgetown mailing address, but Liberty Hill ISD schools and a Liberty Hill-corridor lifestyle. It’s one of the most attainable masterplans on the 29 corridor: a resort-style pool complex, splash pad, parks, trails, and green space, without the mega-amenity price load of the flagship communities nearby. The amenity core is built and in use.

The homes

MorningStar is straight production housing from a deep, rotating roster — Chesmar, M/I, Saratoga, Westin, Lennar, Meritage, and Brohn have all sold here, KB Home has closed out its final sections, and rosters rotate by phase, so confirm who’s actively selling. Collections run from entry plans in the mid $300s through move-up product past $500K, per builder-published pricing as of July 2026 — verify current releases. Lots are mostly 40 to 60 feet: homes close together, modest yards, young trees. At this price point that’s the honest trade, and MorningStar makes it cleanly — you’re buying square footage and a school district, not lot size.

The number to scrutinize is the tax rate. MUD rates here vary by section and can push total rates past 3%. Two identical monthly budgets can buy noticeably different houses here versus a lower-rate community, so run the real payment before comparing base prices.

Location, schools, and the drive

MorningStar zones to Liberty Hill ISD — verify assigned campuses, since the district is adding schools quickly as this corridor grows. Location favors north-oriented commuters: Georgetown’s square and I-35 are about 15–20 minutes, Round Rock’s employers 25–35, and the Ronald Reagan corridor is close. Downtown Austin is the weak point — plan on 50–65 minutes at rush hour. Daily errands run east toward Georgetown’s Wolf Ranch retail. If you’re cross-shopping the corridor, Santa Rita Ranch next door offers a far bigger amenity program at higher prices and similar tax math.
