The feel of Santa Rita Ranch

Santa Rita Ranch is what happens when a master-planned community is the town’s main event rather than an appendage to one. Straddling Highway 29 at Ronald Reagan Boulevard on the Williamson County line between Liberty Hill and Georgetown, it has grown from ranchland into a multi-thousand-acre community that wins national awards and sets the tone for the whole corridor. The amenity program is the identity, and unlike most communities’ renderings, it’s built: The Hub at The Green with its resort pool, cabanas, and sand volleyball; the Wellness Barn fitness facility; water slides; pickleball; a catch-and-release lake; and a paid lifestyle staff — the “Director of Fun” is a real title — running an events calendar that most small towns would envy.

The feel on the ground is new-suburban Texas at every scale: modern farmhouse and hill-country elevations, modest lots in the entry sections with homes close together, wider homesites and more elbow room as you climb the price ladder, and young trees everywhere. It’s genuinely social. Neighbors meet at the pool, the trail, and the food-truck night, and for households that want community life pre-installed, no place north of Austin does it better. If you’d rather have quiet than programming, that same energy can read as a lot — and the construction phases will be part of the scenery for years.

The homes and the market

The range under one community banner is unusually wide, and the sections have genuinely different characters. The entry sections are close-together suburban product where the house, not the lot, is the point — efficient plans, small yards, garages that carry the elevation. The middle sections are the bulk of the community: a side yard you’ll actually use, a second living area, room for the trampoline. The largest semi-custom sections read like a different neighborhood entirely — real elbow room, and design latitude closer to a custom build than a production one. A buyer can land in any one of those three worlds without leaving the community, which is why we ask what you want the lot to do before we talk about a number. Around a dozen builders work here at a time and rosters rotate by phase, so the active lineup for a given section is a question for the week you shop it. Per Redfin and Zillow public market data as of mid-2026, resale typically lands in the $400Ks to $600Ks depending on section and size — verify current, because builder pricing and incentives move monthly and reset the resale market with them.

That last point deserves a beat. Resale sellers here compete directly with builder inventory a street away, which means resale buyers often have real leverage — and new-build buyers should compare a lightly-lived-in resale with the design-center upgrades already paid for. Schools, taxes, and the practical file

Most sections zone to Liberty Hill ISD, and the district’s on-site elementary and middle campuses inside the community are a genuine advantage — your kids can get to school without touching Highway 29. Liberty Hill ISD is smaller than its neighbors, personal in feel, and growing at a sprint, which means bonds, portables, and boundary adjustments come with the territory. The catch that surprises buyers constantly: some sections on the Georgetown side zone to Georgetown ISD instead. We verify the district and the specific campus for the specific lot, never the community’s marketing map.

Taxes are the other homework item, and here we’ll be blunt: Santa Rita’s MUD financing produces effective rates of roughly 2.7–3.2% depending on section and year — among the higher stacks in the region — plus an HOA around $106 a month (verify current). On a $500K home, the difference between a 2.7% section and a 3.2% section is real money every month, and it doesn’t appear in the base price that caught your eye online. Rates step down as districts retire debt, but slowly. We pull the actual rate and remaining district debt for every lot we write on.

Getting around

Be honest with yourself about the drive. Downtown Austin runs 45–60 minutes at peak via Ronald Reagan Boulevard or 183A, and there’s no rail out here. The Domain and the northwest tech employers are 30–40 minutes. Georgetown’s square is about 15 minutes east on 29 — and in practice that’s where much of daily life happens: groceries, doctors, date nights. Ronald Reagan and Highway 29 are both under widening pressure, and roads out here follow rooftops rather than precede them. If your household has two commuters pointed in different directions, drive both routes at rush hour before you commit. We mean that literally, and we’ll ride along.

Who it fits

Santa Rita Ranch fits buyers who want the most amenity and community programming their dollar can buy, work north or from home, and are comfortable with a long Austin commute and a decade of construction phases as the price of getting in while it builds. It especially suits families who value the on-site campuses and a social calendar that runs itself. It doesn’t fit daily downtown commuters, buyers allergic to district taxes, or anyone who wants mature trees and finished streets today. If you want similar product closer to 183A with a quieter personality, compare Palmera Ridge in north Leander; if a finished small town with its own gravity appeals more, look at Georgetown — and we’ll help you weigh all three without a thumb on the scale.
