The community

Carmel is the largest master plan on Pflugerville’s east side — roughly 800 acres east of SH 130 near Weiss Lane, planned for about 2,300 homes at buildout. It has been selling since the late 2010s and is still opening new sections; Ashton Woods launched The Trails at Carmel in 2026. The amenity package is straightforward rather than resort-scale: a community pool, an amenity center, trails, and parks, with Lake Pflugerville’s beach, fishing, and three-mile loop trail a few minutes away. This is a volume production community, and it looks like one — that’s not a knock, it’s just what the price point buys.

The homes

Everything here is production. Lots run 40 to 60 feet wide, which puts most homes on roughly 0.12–0.18 acres with neighbors close on both sides. Plans range from compact three-bedroom single-stories around 1,500 sq ft up to five-bedroom two-stories past 3,000 sq ft. Builder-published base pricing in July 2026 runs from the high $300s to the low $700s depending on section and plan. The builder roster is deep — Ashton Woods, Brohn, Pulte, Meritage, Taylor Morrison, and Brightland have all built here — but rosters rotate by phase, so verify who’s selling in the section you’re considering.

Location, schools, and the drive

Carmel is zoned to Pflugerville ISD — verify the specific elementary, middle, and high school for your section, since attendance zones have shifted as the east side grows. The location trade is simple: you’re east of SH 130, so the toll road is your friend. Figure roughly 20–25 minutes to the airport or the Tesla plant via SH 130, 15 minutes to Stone Hill Town Center for daily retail, and 35–45 minutes to downtown Austin depending on whether you pay the toll.
