The feel of Blackhawk
Blackhawk sits on the eastern edge of Pflugerville along Kelly Lane and Rowe Lane, and it’s really two communities wearing one name. The original sections, built out from the late 1990s through the 2000s around the Tom Kite-designed golf course, have had two decades to grow in — real tree canopy, settled streets, a neighborhood that looks like it was always there. The newer phases, still under active construction on the community’s flanks, deliver current floor plans on fresh-graded blocks where the live oaks are still tied to stakes. Same amenity map, same schools, two very different streetscapes — and a price and tax spread between them that rewards buyers who understand it.
The golf course is the organizing idea. Fairways thread between sections, a meaningful share of homes back to turf instead of a neighbor’s fence, and the semi-private club gives the community a social anchor most northeast subdivisions lack. Add the amenity centers, pools, and trail connections, and Blackhawk operates like the master plans of the western suburbs — at northeast-side money.
The homes and the market
The stock is brick-and-stone production construction across every vintage from 1998 to this year’s phases: 1,600-square-foot single-stories to 3,500-square-foot five-bedrooms, mostly on modest lots, with larger estate lots in the older golf-course sections. Per Redfin and Zillow public market data as of mid-2026, typical sales run $350K–$650K, with golf-frontage and estate-section homes reaching into the $700Ks and occasionally beyond; verify current. New-construction pricing in the active phases starts in the high $300Ks, and builder rosters rotate by phase — we track who’s building where and what incentives look like in real time, because that landscape shifts quarterly.
Buyer guidance splits by decade. In the 2000s sections: roofs, HVAC, and fences are on replacement cycles, so inspect and negotiate accordingly — and hail is a genuine actuarial fact on this side of Austin, so roof age drives insurance quotes. In the new phases: get an independent inspection at every construction milestone regardless of the builder’s internal process, and read the MUD disclosure before you fall in love with the base price. Resale buyers in older sections often get the better tax rate; new-phase buyers get the warranty and the floor plan. Neither answer is wrong, but they are different answers.
Schools, taxes, and the practical file
Blackhawk feeds Pflugerville ISD’s east-side pattern: Rowe Lane Elementary and Kelly Lane Middle School serve most of the community, and both are among the district’s most consistently well-regarded campuses. High school assignment splits by section between Hendrickson High and the newer Weiss High, and PfISD has redrawn boundaries more than once as the east side has grown — verify the current assignment for any specific address through the district’s tool, and expect further adjustments as construction continues out here.
The tax conversation is where we spend the most time with Blackhawk buyers. Sections of the community sit in municipal utility districts at different stages of debt payoff, so effective rates range from roughly 2.3% in favorable sections to about 2.7% in newer MUD territory — a spread that changes the monthly payment on a $500K home by a couple hundred dollars. Add HOA dues, and the honest comparison between two similar Blackhawk listings is the full monthly carry, never the list price. We run that math on every candidate house before you offer, and the answer regularly reorders a buyer’s shortlist.
Getting around
Blackhawk’s access story has improved dramatically over its lifetime. SH 130 and SH 45 meet just east of the community: the airport and the Tesla plant run about 25 minutes south via 130, the Domain about 25–30 minutes west via 45 and MoPac, and Samsung’s Taylor campus is an easy shot northeast. Downtown Austin is the long pole — 30 to 45 minutes via 130-to-71 or Kelly Lane to I-35, and the toll bill on the fast route is a real monthly line item for daily commuters. The local friction is closer to home: Kelly Lane and Rowe Lane carry the whole east side’s growth, and mornings around the school campuses back up predictably. Errand-wise, groceries and big-box retail sit ten minutes west at Stone Hill Town Center, and the area east of the community is still fields — which is either a con or the entire point, depending on the buyer.
Who it fits
Blackhawk fits value-focused families who want master-plan structure — golf, pools, trails, strong elementary and middle feeders — without western-suburb pricing; airport, Tesla, and Samsung commuters for whom the east-side highway map is an advantage rather than a consolation; and golfers, obviously. Buyers choosing between vintage and new should walk both halves of the community in one afternoon; the contrast clarifies preferences faster than any spreadsheet.
It fits less well for daily downtown commuters sensitive to tolls, buyers who want established retail and dining at hand, and anyone unwilling to do MUD math.
