The community

Whisper is a master-planned district on I-35 at the north edge of San Marcos, and it’s important to understand its shape: the plan mixes residential neighborhoods with commercial and industrial tracts, including major distribution employers. The original residential sections built by Lennar and D.R. Horton are sold out. Active new construction as of mid-2026 is in Whisper South, where D.R. Horton, Brightland, and CastleRock were selling or opening — rosters rotate by phase, so verify who’s active before you visit.

We list Whisper for one reason: entry price. Published base pricing in Whisper South started around $290K in July 2026, which is about the lowest new-construction entry between Austin and San Antonio on this corridor.

The homes

Pure entry production. Whisper South plans run roughly 1,150 to 2,800 square feet, three to five bedrooms, priced from the high $280s into the high $300s. Lots are small, homes sit close together, and finishes are builder-grade — granite and stainless packages, not design-studio depth. Walk a completed street, not just the model.

At this price the comparison set matters. If you can stretch to the low-to-mid $300s, Crosswinds in Kyle and Anthem’s cottage sections compete directly, and both carry more built-out amenity packages. Whisper’s edge is the raw entry number and the drive time to San Marcos employers.

Location, schools, and the drive

Verify school zoning carefully here — the community sits near the seam of San Marcos CISD and Hays CISD boundaries, and the assignment affects value. The location is honest commuter positioning: I-35 access is immediate, San Marcos’s center and Texas State run about 10 minutes, Kyle 10–15, and the San Marcos outlet retail about 15. Austin’s core is 35–55 minutes at peak. The trade-offs are the corridor itself — interstate noise on near sections — and the industrial neighbors inside the larger Whisper district. See it at a weekday shift change and decide with open eyes.
