The feel of The Colony

The Colony is the flagship master plan of the Bastrop corridor, spread along the Colorado River off FM 969 between Austin and Bastrop — and the first thing to understand is that it doesn’t look like the other master plans around Austin. This is the Lost Pines: rolling terrain, loblolly pines stranded a hundred miles from their East Texas cousins, and streets that bend around actual topography. Many lots keep mature trees, which is close to unheard-of at production pricing on the prairie side of Greater Austin.

The centerpiece is The Overlook, an amenity center sited above the river with a pool, fitness space, and event lawn; pocket parks and trails thread the villages, and an on-site Bastrop ISD elementary anchors daily life. Scale is the other thing to understand: this is a multi-decade plan with villages — Riverside, Pine Cove, and more — opening in sequence, so finished streets and active construction will coexist here for years. Ten minutes east sits downtown Bastrop, one of the most authentic historic Main Streets in Central Texas, which functions as the community’s real town center until the in-community retail arrives.

The homes and the market

The builder roster here is one of the deepest east of Austin, spanning production and semi-custom homes — which means genuine plan variety and real price competition inside one set of gates. Lots run from 40-foot production sites — homes close together, roughly an eighth of an acre — up to 70-foot lots pushing a quarter acre in pricier sections, with tree cover the wild card that changes everything about how a street feels. Per builder-published and public market data as of mid-2026, pricing spans roughly the low-to-mid $300Ks into the $700Ks and beyond, with most sales landing between $380K and $550K — verify current, since releases and incentives move monthly. Resale is emerging as the earliest villages mature, and pine-lot homes have been holding their premiums.

First, in wooded country the insurance quote belongs in your option period, not your closing week — underwriting in the Lost Pines reflects the 2011 fire history, and premiums vary lot by lot with vegetation. Second, new-build contracts reward an experienced read: incentive fine print ties to affiliated lenders, and district assessments change the payment. Schools, taxes, and the practical file

The Colony is zoned to Bastrop ISD, with the on-site elementary inside the community and Bastrop High School in town — verify current assignments, as attendance zones shift while the county grows. The honest picture is the one we give across the district: accountability ratings have historically trailed the suburban heavyweights closer to Austin, and that’s the most common hesitation among family buyers. The district is investing — new campuses and career-and-technical programs tied to the incoming employers — and Colorado River Collegiate Academy, the early-college high school, is a genuine bright spot. Taxes are the district story. The Colony operates with MUDs that fund its water, roads, and amenities, and recent filings put one district’s rate around $0.85 per $100 — pushing all-in effective rates to roughly 2.7–3.1% in newer sections versus about 1.9–2.2% in-town. Rates vary meaningfully by section and typically decline as districts mature, so the exact number for the exact lot is the only number that matters. HOA runs roughly $50–75 a month (verify). Getting around

Geography is The Colony’s quiet advantage. FM 969 and Hwy 71 put Austin-Bergstrom and Tesla’s Gigafactory about 20 minutes away — closer than most of suburban Austin can claim — with COTA closer still and the SpaceX, Boring Company, and film-studio cluster along 71 practically next door. Downtown Bastrop is 10 minutes east; downtown Austin runs a real 30–40 minutes, with 71’s signalized stretches through Del Valle setting the pace. The friction points: FM 969 is a two-lane country road carrying growing loads, and everything retail currently means a drive. For households working the eastern crescent, though, the math is genuinely favorable.

Who it fits

The Colony fits buyers who want trees and terrain without custom-home pricing; move-up buyers who want to compare many builders in one afternoon; airport, Tesla, studio, and aerospace commuters; and families drawn to a community with its own elementary. It rewards buyers who like being early to something with a long arc.

It fits less well for daily downtown-Austin commuters with low traffic tolerance, buyers who rank district ratings first, and anyone who needs shops at the neighborhood’s edge today. If acreage matters more than amenities, look at Double Eagle Ranch across the river in Cedar Creek, or the broader Cedar Creek acreage market; if you want the historic-town version of this corridor, start with Bastrop itself.
