The community
Tessera (marketed as Lakeside at Tessera on Lake Travis) is the north shore’s main production-scale master-planned community, draped over hillside terrain on the edge of Lago Vista. The pitch is simple: lake access at tract-home prices. The HOA owns a boat launch and dock — genuinely rare on the north shore — plus roughly a mile of shoreline, an amenity center with an infinity-edge pool overlooking the water, a splash pad, playscapes, and trail mileage that keeps growing with each phase.
It is still a community under construction. Some sections are established with grown-in landscaping; others are active dirt. Ask which amenities and roads are complete near the section you’re shopping.
The homes
This is production product, and the roster is deep: Highland Homes, Saratoga Homes, Toll Brothers, Trophy Signature Homes, and Westin Homes have all built here — rosters rotate by phase, so verify who’s actively selling in the current release. Lots run 40 to 60 feet wide, which on this terrain means homes sit close together; the trade for density is the view and the water. Typical homes run roughly 1,600–3,400 sq ft, one and two stories, with base pricing from the low $400s into the $600s–$700s. A limited number of view and waterfront homesites price well above that. The average street here looks like a normal new suburb that happens to have a lake at the bottom of the hill — set expectations accordingly.
Note the PID: Tessera carries a Public Improvement District assessment on top of standard taxes. The effective rate varies by section and by how the assessment is structured, so get the exact figure for the specific lot before you write a contract.
Location, schools, and the drive
Kids attend Lago Vista ISD, a small district many families like for its scale — verify zoning and current campus assignments. The commute is the honest weak point: FM 1431 is the only real way in and out. Cedar Park is 30–40 minutes, the Domain 45–55, and downtown Austin 50–70 in traffic. If you need a daily downtown commute, look hard at that before falling for the water. Nearby, The Hollows in Jonestown offers a higher-priced take on the same north-shore lifestyle, and Leander is the closest full retail base.
