The community
Patterson Ranch sits on Georgetown’s east side (78626), near Berry Springs Park & Preserve and the SH-130 corridor. It’s a straightforward production neighborhood rather than a headline master plan: a park, playground, trails, and streets of new homes at some of the most approachable pricing that still comes with a Georgetown ISD address. That combination — district plus price — is the reason to be here.
The community is mid-to-late in its arc. Ashton Woods and Pulte Homes are actively selling; Perry Homes’ section has sold out, and rosters rotate by phase — confirm current builder lineups and remaining phase counts before you shop, because selection here narrows rather than expands from this point.
The homes
Product is entry and first-move-up production: roughly 1,400–2,900 square feet on 40- and 50-foot lots (~0.10–0.15 acres), one and two stories, open plans. Builder-published base pricing runs from the mid $340s to the $470s, July 2026 — verify current releases and inventory. As with any late-phase community, quick-move-in homes make up a growing share of what’s available, and they’re often where the effective pricing is sharpest — builders price finished standing inventory to move. Lots are modest and streetscapes are dense; walk the built-out earlier phases to see what your street looks like in five years, which is a luxury newer communities can’t offer.
Location, schools, and the drive
Patterson Ranch is zoned to Georgetown ISD’s east-side campuses — verify by address, since GISD adjusts boundaries as the east side grows. The geography favors east-corridor work: SH-130 is minutes away, putting Samsung’s Taylor campus in roughly 20–25 minutes, Round Rock’s east side in ~15–20, and the airport corridor within a tolled 35–45. Downtown Georgetown and the Square are about 10 minutes west; downtown Austin is realistically 45–60 minutes. Cross-shoppers at this price point usually weigh it against Berry Creek Highlands on the north side — similar money, but that community is Jarrell ISD while Patterson Ranch is Georgetown ISD, and for many buyers that single line settles it. We verify the current section tax rate and remaining builder inventory before you write anything.
