The community
This page covers new construction most buyers never think to search for: the one-off new home on an established city street. There’s no sales office and no master plan — a builder buys an aging house or an empty lot, and a year later there’s a brand-new home standing between neighbors from the 1950s. It happens every week, all over Austin — the east side, Crestview and Allandale, Bouldin Creek, and pockets of nearly every central neighborhood.
The city’s HOME code changes in 2023–24 accelerated this by allowing up to three units on most single-family lots, which is why you’ll also see paired front-and-back builds — those are their own animal, covered in Austin Front & Back House Condos.
The homes
Most one-offs are spec builds by small local builders: contemporary designs, roughly 1,500 to 3,500+ square feet, with the white-stucco-and-black-metal look currently dominant. Pricing tracks the neighborhood more than the house — figure high $600s on the east side to $2.5M+ in the close-in south and west neighborhoods (MLS activity, July 2026 — verify current listings). Quality genuinely varies: some builders do beautiful work, others cut corners behind new drywall. This is the one corner of new construction where we insist on the full inspection regimen — foundation, framing walk if possible, and a real look at drainage, because these lots weren’t graded yesterday.
New isn’t the only way this plays out, either. Austin has been a target for home investors for years — still is — and the same wave that builds new also renovates. Fully renovated midcentury moderns are everywhere in the central neighborhoods, and they’re genuinely beautiful options: new systems and finishes inside, with the character, mature trees, and settled streets a new build can’t manufacture. Buying works differently than a sales office. The home is listed on the MLS by the builder’s agent, warranties and finish-out standards vary by builder, and there’s usually room to negotiate — especially on a spec home that’s been sitting.
Location, schools, and the drive
The location is whatever street you pick — that’s the point. You inherit the neighborhood’s commute, parks, and restaurants on day one. Schools are Austin ISD; verify the campus assignment for the specific address, since central attendance zones shift.
