The community

Driftwood Golf & Ranch Club is Discovery Land Company’s Texas project: 800+ acres of rolling terrain outside Driftwood, between Dripping Springs and Buda, about 35–45 minutes southwest of downtown Austin. If you know Discovery’s other properties, you know the formula — a Tom Fazio course, a comfort-station-and-clubhouse lifestyle operation, heavy outdoor programming, and a gated community where the club is the center of gravity.

The essential structural point: buying the home does not automatically make you a member. Membership is by invitation and tied to property purchase, with initiation reported at $100K+ and monthly dues in the low thousands. Confirm the current membership terms in writing before you commit to the real estate, because the two transactions are linked but not identical.

The homes

This is true acreage custom. Homesites run 1 to 5+ acres, and completed homes range roughly 3,500 to 8,000+ square feet in modern-ranch vocabulary — limestone, board-formed concrete, deep porches, big glass. Club- and agent-published pricing in early 2026 puts finished homes at $2M to $8M+ — verify current releases, since lot and spec availability changes quarter to quarter and some remaining releases run higher.

There’s no production roster; builds go through approved custom builders (Jenkins Design Build and Weston Dean are among those active) under club design review, and the approved list rotates as the community builds out. Timelines of 18 to 30 months are normal. The dramatic-estate look the marketing shows is, for once, the actual product.

Location, schools, and the drive

The community is zoned to Dripping Springs ISD — verify campus assignments for your parcel. Many buyers at this price point also run the private-school math, which adds drive time from out here.

Daily life is rural by choice, but less remote than it sounds: Driftwood’s restaurant cluster (the Salt Lick among them) is minutes away, and the H-E-B at Belterra Village on 290 is about 13 minutes up FM 1826. Downtown Austin is 35–50 minutes via FM 1826 or FM 150/I-35. Buyers comparing at this dollar level usually cross-shop Amarra in Barton Creek — the trade is straightforward: Amarra buys proximity, Driftwood buys land, quiet, and the Discovery club machine.
