Clearwater Ranch spreads roughly 600 acres of oak-studded, gently rolling land on the west side of Liberty Hill. The format is simple: one-acre-plus homesites, a short list of builders, and almost no shared infrastructure beyond a 12-acre creekside park and playscape. The HOA runs about $30 a month, and most sections avoid MUD-level tax rates — verify the parcel, but the total tax picture here is one of the community’s quiet advantages over amenity-heavy master-plans.

The homes

Call it semi-custom to custom. Drees Custom Homes, Giddens Homes, and Sitterle Homes have been the active builders — rosters rotate by phase, so confirm who’s building in the current section. Each runs a design-studio model: you pick a plan, then modify structure and finishes to a meaningful degree, which is more flexibility than production but less than an architect-driven custom. Published pricing as of July 2026 runs from the low $820s to about $1.3M, for homes roughly 2,500 to 5,200 square feet. On an acre, siting matters — walk the lot and check drainage, tree cover, and where the neighbors’ homes actually sit.

Location, schools, and the drive

You’re about 10 minutes from Liberty Hill’s small downtown and the 29/183 intersection, 20–25 minutes to Leander’s shopping and the 183A toll, and a realistic 50–60 minutes to downtown Austin in traffic. This is a location you choose for land and Liberty Hill ISD, not for the commute. Schools are Liberty Hill ISD — verify campus assignments, because the district is opening new schools and redrawing boundaries as the area grows.

Two practical notes: check utility setup lot by lot (septic and water arrangements vary), and drive Highway 29 at rush hour before you commit — it’s the corridor everything here funnels through, and it’s under long-term construction.
